CHAPEL HILL — Residents can weigh in Wednesday, Oct. 16, on preliminary plans for the Obey Creek mixed-use development proposed for U.S. 15-501 south of town.
The Obey Creek public forum will be held 7-9 p.m. at Extraordinary Ventures, 200 S. Elliott Road.
The Chapel Hill Town Council is considering whether to pursue a development agreement for the 124-acre property. A development agreement offers a predictable outline for how a project on more than 25 acres could be developed over 20 years.
The town or the developer could reject the agreement any time before signing it to pursue a traditional special-use permit and rezoning.
The council appointed an Obey Creek Compass Committee earlier this year to work with a separate technical team on the plans. The concept plans developed during an Oct. 7-9 design workshop will be presented to the public for comment Wednesday.
The committee will return to the council later this year with a final proposal. If the council and developer agree to continue toward a development agreement, the second phase will focus on project details and how the developer could help resolve its potential effects on traffic, schools, town services and other issues.
Obey Creek is part of the U.S. 15-501 South focus area, one of six that the town identified in the 2020 Plan for future growth. The focus areas are those parts of town considered most likely to have development or redevelopment potential in the coming decades. All are located along major transportation corridors.
